Care property · I have a building
A building with nobody to run it is a cost, not an asset.
Empty, half converted, tenanted by an operator who is struggling, or simply not earning what it should. Tell us what you have and we will tell you what it can honestly be — before anybody spends money finding out.
Who this is for
Four situations, one question
The question is always the same: what can this building lawfully hold, who would run it, and does the arithmetic work once the fire and access costs are in.
01
You own it and it is empty
A former care home, a large house, a redundant building. Care is one of the few uses that still wants stock like this — but only if the rooms, the access and the consent line up.
02
You own it and your operator is struggling
Rent arrears are usually the last symptom rather than the first. There is often a service worth saving inside a tenancy that looks finished.
03
You are part way through a conversion
Drawings done, consent maybe, and a growing suspicion that the finished building will not register for what it was drawn for. Better to find that now.
04
You want to sell it as a care asset
A building sold with a credible route to registration is worth materially more than the same building sold as bricks. That route is work, and it is work we do.
What we do with it
Appraise it honestly. Use class and consent, room sizes against the registration you have in mind, access and lift provision, the life safety work, and the tenure. Five gates, in the order they will stop you.
Design around the registration rather than the floor plan. Most conversions fail because the drawing came first and the regulations came second. Doing it the other way round costs less and takes less time.
Find the operator. We work with providers looking for buildings all year. Matching a building to somebody who can actually run it — and get registered in it — is the part nobody else does.
Take it through consent and registration. Planning, building control, fire, and then the regulator. We will tell you at the start which of those is the one that will hurt.
Two minutes, before anything else
The building suitability check runs the five gates in the order they will stop you — use, capacity, access, fire and tenure — and tells you which one you are standing at. It stores nothing.
Check the buildingTell us about the building
Nothing is listed publicly and nothing is shared with anybody without you saying so first.
We use this only to talk to you about the building. No list, no sharing, no chasing. See our privacy policy.
If it is really a sale
Where the building and a trading service are being sold together, that is a business sale with a property in it rather than the other way round.
Buying and sellingLooking for an operator
We keep a confidential register of providers looking for buildings. Tell us what you have and we will tell you whether anybody is looking for it.
Current opportunitiesIf your operator is failing
Enforcement against a tenant becomes your problem faster than most landlords expect — residents, commissioners and the value of the asset all move at once. Ring.

Thirty minutes, no charge, no obligation. We would rather tell you a building will not work for nothing than tell you afterwards for a fee.
