Working with us
We are the regulatory read on a care scheme
If you are designing, consenting, broking or funding something that will end up registered, the question that decides it is not architectural, planning or financial. It is whether the service can operate, and whether anyone will commission it.
Most care schemes fail on a question nobody asked early enough
A building works architecturally and cannot hold the service. A change of use is consented for a model no commissioner will place into. A deal agrees at a price that assumes a registration which will not transfer.
None of those are failures of your discipline. They are failures of a question that sits just outside it — and it is usually cheap to answer at the start and very expensive to answer at the end.
We are used to being brought in early, and used to being told no. A twenty-minute call that stops a scheme is worth more to everyone than a report that blesses it.
Working to a tight timescale?
Most people who ring us are. Tell us the deadline when you call and we will tell you honestly what can be done inside it.
Send us the schemeWho we work alongside
Four different professions, four different questions, one underlying answer — whether the service can actually run.
Architects
You bring the drawings; we bring the regulatory read
Room sizes, means of escape, observation lines, and whether the layout survives an inspection rather than just a building control sign-off. We come in from feasibility, and we will say so when a conversion will not pay for itself.
Planning consultants
Change of use is where most care schemes die
We tell your client early whether the operational model justifies the application, and what a commissioner would actually place into. Where a scheme does not exist yet, the demand case has to be made before consent, not after it.
Brokers and agents
Registration transfer, contract assignment and TUPE are what kill care sales — not price
We act for buyers and sellers of regulated services and do the regulatory due diligence that sits outside a corporate lawyer's scope. Bring us in before heads of terms and the deal is likelier to complete.
Investors and landlords
A care building without an operator is a liability
We assess whether a building works as a care setting before anyone commits, help find operators, and structure the arrangement so an investor stays an investor rather than becoming a provider by accident.
How we work with other professionals
We stay in our lane and we expect you to stay in yours. We are not architects, planners, solicitors or accountants. We are the people who tell you whether the thing you are designing, consenting, selling or funding can be registered and operated.
If we are not right for your client, we will say so and tell you who is. That is worth more to a working relationship than taking on something we would do badly.
We work to your timescale, including the ones that are already tight by the time you ring.
Fees are quoted before any work starts. Nothing on this page is an offer.
The right moment to call is earlier than you think
At feasibility
Before the drawings are worked up, and well before a planning application is drafted.
Before heads of terms
On a sale or acquisition, where the regulatory position shapes the price rather than following it.
Before anyone signs
For a building, a lease or a funding package that depends on a service being registered.
Send us the scheme. We will tell you if it works.
Thirty minutes, no charge, no obligation. A site plan, a listing or a one-line description of the deal is enough to have a useful conversation.
The question that sits just outside your discipline.
