Care property · I am looking for one
An operator with nowhere to go is the other half of the same problem.
Tell us what you need the building to do and we will look for it — including buildings that are not on the market, and buildings nobody has yet realised could hold a care service.
How this works
We search for the registration, not for the square footage
An agent sells you a building. We are trying to get you registered and open in one, which is a different search with different disqualifiers.
01
Tell us the service
What you want to run, for whom, how many, and where. The registration you are aiming at decides the room sizes, the access and the fire strategy before anything else does.
02
We look, including off-market
Landlords with empty stock, buildings in the wrong use class that could move, and services quietly for sale. Much of what we find was never advertised.
03
We run the gates before you view
Use class, capacity against the registration, access and lift, life safety cost, tenure. Anything that fails a gate does not waste your Saturday.
04
We take it through to open
Consent, conversion, then registration. The building and the application are one piece of work, and doing them in sequence is how people lose a year.
What quietly disqualifies a building
None of these show up in a listing, and all of them show up later.
The use class. A large house is usually C3, and care is usually C2. That is a planning application, not a formality, and in some places it is refused.
The rooms do not add up. Eight bedrooms is not eight registered places once you have taken out the sluice, the office, the staff space and the rooms that are too small.
The first floor with no way up it. Adding a passenger lift to a building that was not designed for one is frequently the single biggest number in the whole project.
The lease. Alienation, alterations, use and term. A lease that will not let you convert, or is too short to finance, ends the conversation whatever the building is like.
Before you view anything
The building suitability check runs the five gates in the order they will stop you and tells you which one you are standing at. Two minutes, and it stores nothing.
Check a buildingTell us what you are looking for
It takes about two minutes. Two boxes are required and the rest simply help. We send you what matches rather than what we are trying to move, and being on the list commits you to nothing.
We use this only to send you buildings that match. No speculative lists, no sharing, and you can tell us to stop at any point. See our privacy policy.
Businesses as well as buildings
Sometimes the quicker route to a registered service is buying one that already trades. Our confidential register covers both.
Current opportunitiesIf this is your first service
The building is one of four things you need, and it is not the first of them. The registration readiness check tells you what the others are.

Send us the address before you exchange, not after. An appraisal takes days and has stopped more than one purchase that would have cost a great deal more than it saved.

Tell us the service. We will find the building.
Thirty minutes, no charge, no obligation. Come with what you want to run rather than with a shortlist of addresses — it is a much more productive conversation.
