The survey will not tell you this

A structural survey tells you the roof is sound. It does not tell you that the corridor width will fail an assessment, that the first floor cannot be evacuated in the time the fire strategy assumes, that planning use class will need to change, or that the local authority already has more beds of this type than it commissions.

Our suitability assessment answers the only question that matters before you commit: can this building be registered for the service you have in mind, and at what cost. It covers layout, room sizes and ensuite provision, fire strategy and means of escape, planning and building control, accessibility, parking and access, utilities capacity, and the local commissioning picture.

It is a fixed fee from £475 and it is written. Buyers have walked away on the strength of it, and that is the point.
